Homes Under the Hammer buyer adds £220,000 value to ‘back-to-brick’ project with £60k

    Homes Under the Hammer presenter Dion Dublin visited a home in Mablethorpe, a seaside town in Lincolnshire. Dion said: “So off the beaten track, down this kind of private lane is the property I’m here to see. We have got a detached two-bedroom bungalow, with a guide price of £60,000 when it went to auction.” The home was located in a tranquil part of the town, close to lovely walks. However, it was in a desperate state of repair.

    Upon entering the home, Dion said: “As soon as you come in you’ve got a bit of a porch area which is always good. This house is a bit of a back-to-brick project I think.”

    The bedrooms had old fashioned textured ceilings with signs of damp coming through. They also needed to be re-plastered along with a new lick of paint as well as new flooring needed.

    Out of the bedroom there was a small hallway which led into the open kitchen area which needed ripping out and starting from scratch.

    Dion said: “I have said many times on the show, I go into a house and I say, listen, if you can just change the cupboard doors or just the cupboards or just get some white goods in, and I think you’d be ok. However, I don’t think that is the case here.

    Making the two rooms open plan means that Ganesh was able to create an additional bedroom, adding to the value of the home.

    All of the rooms had been painted a duck egg blue colour to make the home cosy. In the bathroom a brand new white suite with marble tiles had been installed.

    In the end, Ganesh said he had seen some unseen costs and spent just over £60,000 on the home.

    A local estate agent visited the home to see how much it could now be worth. The expert said: “It’s actually my second time at the property and I’m really, really impressed with it at the moment. Now it’s been completely refurbished, so it will have had all new electrics, all new gasworks, new double-glazing which I’ve noticed straight away. My favourite feature of this property now is the layout of the kitchen-diner, and the finish in here has been really, really good. Valuation wise, we are now looking at £250,000 to £280,000.”

    Ganesh plans to sell the property and if he manages to sell it for £280,000, he would have boosted its value by a huge £220,000.
