Nine ‘cheap but clever’ improvements to add value to your property – ‘huge difference’

    Whether selling a home or just wanting to improve it, maximising its value is often a priority for many homeowners. With the cost of living crisis affecting many households across the country, small and cheap improvements can be made to maximise a property’s value. An expert has shared nine tips to do so, including cleaning and painting.

    1. Touch up scratches

    Christopher Nye, Senior Content Editor at Your Overseas Home, explained: “You know when you moved that wardrobe two years ago and it marked the upstairs wall? 

    “It’s time to remedy that scratch with a stain-filled touch-up marker or for deeper marks, invest in some polyester filler before adding a fresh coat of paint.”

    2. Deep clean stainless steel faucets

    The expert continued: “Bathrooms and kitchens are often what makes or breaks a property since they are already installed and are harder to change. 

    “To make your bathroom and kitchen sparkle, pick up a bottle of stainless-steel cleaner for around £3 and get scrubbing on your fixings, handles and faucets.”

    “It automatically makes it look tidier and is perfect for effortless tech charging.”

    5. Clean carpets

    Old and worn carpets could turn potential buyers off of the home as it is a lot of work and money to replace them.

    If you don’t have a carpet cleaner of your own, they can often be hired for a small amount of money. Spot cleans should also take place if there are marks on the floor.

    6. Install energy-efficient lighting

    Christopher explained: “A simple way of making rooms appear lighter include giving your windows a really deep clean to allow more light into the house, and installing bright, energy efficient lights. This will also appeal to the sustainably-minded buyer.”

    7. Add a fresh coat of paint

    The expert added: “Light creates the illusion of space, so making your home appear lighter is a cheap and easy way to increase its value. 

    “If you have any rooms that are on the smaller side, painting them with a bright white or ecru can make them appear bigger which is more appealing to the prospective buyer.”

    8. Pay attention to simple security measures

    If somebody who is viewing your home doesn’t feel it is safe and secure, it could put them off making an offer.

    To prevent this, homeowners should consider installing extra security measures to add value to their home.

    This includes adding new locks, installing a chain on the front door, security cameras or automatic light sensors.

    10. Freshen up grout in the kitchen or bathrooms

    Christopher noted: “Dirty grout can make your kitchen and bathrooms look old and unloved which could potentially impact your house’s price, but luckily, it’s really cheap and easy to make it look fresh and brand new. 

    “To successfully remove the dirt, one of the oldest tricks in the book is to apply bicarbonate of soda, water and vinegar, and scrub with a clean toothbrush. This method costs pennies but could make it look like it has been freshly re-grouted.

    “You can also buy grout pens at the hardware store for as little as £4 which do the job (but don’t always last as long).”
